Making facade mock-ups earn their cost

Scope note. A mock-up does not prove every project condition. Its purpose, specimen, interfaces, test method, acceptance route and permitted design changes must be agreed for the project.

A useful facade mock-up answers a defined question before the answer becomes expensive to change. It can confirm appearance, expose assembly problems, demonstrate a difficult junction or support controlled performance testing. A costly model with no decision plan can still leave the team arguing about what it proved.

Choose the mock-up type from the decision

A visual mock-up helps the client and design team review colour, reflectance, joint rhythm, panel flatness, sealant appearance and adjacent finishes. A system or assembly mock-up focuses on sequence, tolerances, fixings, membranes, fire barriers, closures and access. A performance specimen is configured for stated tests and pressures. One specimen may serve several purposes, but those purposes should not be confused.

Brief the difficult interfaces

The specimen should include the junctions that control risk, not only the easiest typical bay. Consider corners, base and head conditions, slab edges, openings, parapets, roof interfaces, drainage paths, movement joints and transitions between curtain walling, cladding, glazing, roofing or SFS. Record the profiles, glass, panels, brackets, fixings, gaskets, sealants, membranes and fire-stopping used.

Create an inspection and decision record

• Identify the specimen, drawing revisions, products and assembly date.
• Photograph each controlled stage, including concealed interfaces.
• Record observations against the agreed review or test plan.
• Assign every change to an owner and affected drawing, calculation, specification or schedule.
• State what was accepted, by whom and for which application; do not infer wider approval.

Close the loop

After review, update the controlled design information and retain a short reconciliation between the tested or reviewed specimen and the production solution. If a product, dimension, fixing, substrate, support, sealant or build-up changes later, decide whether the mock-up conclusion still applies. The value comes from the resulting decision and repeatable installation information, not from the photograph alone.
